Property Management

The complete scope of the property manager’s duties is outlined in the contract with the association. A summary of the manager's main functions is as follows:

  • Collect assessments. 
  • Inspect and ensure maintenance of common areas.
  • Ensure reporting and compliance with government entities. 
  • Provide monthly financials in accordance with good accounting practices. 
  • Prepare Annual Budget. 
  • Ensure required insurance policies are kept in force. 
  • Promptly notify the Board of any accident or claim for damage notice received. 
  • Inspect and address homeowners’ compliance issues. 
  • Respond to homeowner inquiries and concerns. 
  • Process Architectural Requests. 
  • Meet with vendors as and when needed. 
  • Pay bills from vendors. 
  • Attend Board of Directors meetings and prepare minutes of same. 
  • Prepare and send notice for and attend Membership meetings. 
  • Obtain competitive bids for services.
